The Client

Emmanuel College is a private, coeducational, liberal arts college located in the heart of Boston, Massachusetts. In an effort to enhance the living experience of students, the College embarked on a two-year construction project culminating in the opening of an 18-story, 267,500 square foot, 692-bed, apartment-style residence hall.

The new, multi-tower Julie Residence Hall houses upper-class students and offers sweeping views of Boston. It features two-bedroom apartments that house four students each, as well as studio apartments—all of which include in-unit bathrooms, living rooms, and kitchens.

The Residence Hall also offers common areas and amenities open to all students, including a Dunkin' Donuts with café seating, a Joe Di's Food Mart, the Margaret L. McKenna '83 Media Center, a Dance Studio, a Fitness Center, various lounges and patio space, and group study rooms.

The Project

ICO performed LEED Commissioning on the mechanical, plumbing, electric and lighting controls for the $140 million project. We also performed Special Inspections to support the stairwell pressurization testing and fire alarm requirements of the project, necessary steps in the certification of any structure classified as a high rise building.
