InterContinental Hotel & Residences Boston

Monitoring Based Commissioning

The Client

Completed in late 2006, the InterContinental Hotel and Residences Boston offers unsurpassed contemporary luxury. The hotel portion includes 424 luxury suites and guestrooms covering floors 4 through 14. The Residences consist of 130 condominiums occupying floors 14 through 20, each with stunning waterfront and/or Boston skyline views.

The Project

ICO performed multiple energy studies and re-commissioning programs to optimize and integrate the client’s building systems for superior efficiency, reliability, and affordability. All major energy systems were analyzed and optimized, including heating, cooling, domestic hot water, and building controls.

The Numbers

  • Annual heat and hot water cost reduction of over $350,000.

  • Reduced capital expenditure on energy conservation measures through incentives secured from the local utility of more than $100,000.

  • $170,000 annual savings in operating costs through renegotiation of the existing district energy supply agreement.

  • Ongoing Monitoring Based Commissioning System to track the building’s performance and ensure a continuation of the established savings.
